3.3m Jewellery Quarter plan - May 8, 2006
Work on the 14,133 sq ft complex at Caroline Street is close to the city's only remaining Georgian Square, set in the heart of a conservation area.
The purpose-built, four storey building is being developed by Leamington based Strawberry Developments on a derelict site in the city's famed Jewellery Quarter.
It will consist of up to14, self contained, open plan units ranging from 628 sq ft to 1,281 sq ft, all with long leases. There are also 14 basement car parking spaces. Andy Keys, from Strawberry Developments, said: Caroline Street is particularly wide almost like a boulevard and there are a number of distinctive listed buildings nearby. With excellent views south towards St Pauls Square, a sympathetic design was the key to winning planning permission, he said.
Philip Jackson, from agent Maguire Jackson, said a lack of quality, new office space in the area meant demand was likely to be high for the Caroline Street project.
The area is increasingly popular with the creative industries for instance a third of the city's architects are in the Jewellery Quarter, he said.
it's a real landmark building not just because of the scarcity of quality, commercial space, but because of the exciting approach to providing the customer with what they want. It's also in an excellent position on the brow of Caroline Street.
Prices range from GBP138,250 to GBP264,950 for the freehold self-contained offices, due for completion in early 2007.
